The Abbey Street site is located along the River Fergus, in the heart of Ennis Town Centre. As a key town centre site, pedestrian or non-vehicular modes of transport are important to link areas north of the river with local amenities and the retail core to the south.

The proposed building will consist of a large retail space at ground and first floor levels together with office accommodation on the upper floors. A carefully designed building to respect and integrate with the existing historical development of Ennis.

A raised river walkway is proposed along the northern edge of the building to provide views of the River Fergus.
